The Floor Sanding Process: What to Expect

If you’ve never had your floors professionally restored, the floor sanding process can seem a bit daunting. Will there be dust everywhere? How long will it take? When can I move my furniture back? At Ryan’s Flooring, we believe in honest communication and setting clear expectations from the start.

With over 10 years of experience and 500+ projects completed across Perth, we’ve refined our process to be as smooth and efficient as possible. Here is exactly what to expect when we step into your home.

Step 1: Inspection and Preparation

Before any machines start humming, we perform a final walk-through. We check for loose boards, protruding nails, and any areas requiring timber floor repairs. We’ll punch any nails below the surface and ensure the area is clear and ready.

Your Role: You’ll need to have all furniture, rugs, and window coverings removed from the work area. The floors should be swept and clear of debris.

Step 2: The “Rough” Sand (Leveling)

The first stage of the actual floor sanding process involves using a heavy belt sander (the “Big Machine”) with coarse grit sandpaper. This removes the old coating and levels out any minor cups or ridges in the boards. We also use a “de-edger” to sand right up to the skirting boards.

This is where the most significant transformation happens. Whether it’s Jarrah, Marri, or Blackbutt, seeing the raw wood for the first time is always exciting.

Step 3: Intermediate Sanding and Filling

We move through progressively finer grits of sandpaper to remove the scratches left by the previous pass. During this stage, we also apply a “trowel fill” across the entire floor. This is a mixture of fine sawdust and a binding agent that fills the small gaps between the boards and any nail holes.

Note: For older character homes in Subiaco or Mount Lawley, we may discuss whether filling is appropriate, as some homeowners prefer the natural “aged” look of small gaps.

Step 4: Fine Sanding and Detail Work

The final sanding stage uses very fine grits to create a perfectly smooth surface. We use specialized machines for corners and stairs. Once the sanding is complete, the floor is thoroughly vacuumed—multiple times—to ensure not a speck of dust is left before coating.

Step 5: Applying the Finish

This is the magic moment. We apply the first coat of your chosen floor finish. Whether you’ve chosen a 2-pack water-based poly, an OSMO hardwax oil, or a traditional solvent-based finish, this is when the grain truly comes to life. We typically apply 3 coats of polyurethane or 2 coats of OSMO.

Step 6: Curing — When Can You Use the Floor?

Once the final coat is applied, the floor needs time to cure and harden before it can handle furniture and normal use. This is the most important part — rushing it risks damaging the finish and undoing the work.

Our operations team advises the following minimum cure times before placing furniture and resuming full use:

  • Water-Based 2-Pack: Minimum 72 hours (3 full days) from completion before placing furniture and resuming full use. Light foot traffic in socks is fine after 24 hours, but furniture must wait the full 72 hours.
  • OSMO Hardwax Oil: Minimum 72 hours plus additional time depending on conditions. OSMO penetrates the timber and needs adequate time to harden fully. In cooler or more humid conditions, allow extra time.
  • Solvent-Based: 72 hours minimum, with additional cure time required depending on ventilation, temperature and humidity. Solvent-based finishes take significantly longer to fully harden — up to 7-14 days for complete cure. During this period, avoid rugs, heavy furniture and dragging items across the floor.

Weather and Conditions Affect Cure Time

Perth's climate varies significantly between seasons, and weather conditions directly affect how long your floors need to cure:

  • Hot, dry conditions (Perth summer): Finishes generally cure faster, but extreme heat can cause surface skinning before the coating underneath has hardened. We schedule accordingly.
  • Cool, humid conditions (Perth winter): Expect additional cure time — cold air and moisture slow the chemical hardening process. We may recommend an extra 24-48 hours before furniture placement.
  • Rain or high humidity: If humidity is unusually high during or after application, additional drying time is required. We monitor conditions and will advise you if the timeline needs to extend.
  • Poor ventilation: Rooms with limited airflow take longer to cure. We recommend opening windows where possible (weather permitting) to assist the process.

Bottom line: Plan for a minimum of 72 hours after completion before moving furniture back. In cooler months or less-than-ideal conditions, allow more time. It is always better to wait an extra day than to risk marking a freshly coated floor.

Honest Talk: Dust and Noise

We use modern machines with integrated dust extraction systems, which capture about 95% of the dust. However, no floor sanding process is truly “dust-free.” Manual edge work and sanding stairs will always generate some airborne dust. We recommend covering any built-in shelving and being prepared for a light clean-up of surfaces once the job is done.

In terms of noise, our machines are professional-grade and loud. It’s usually best if you aren’t in the house while the heavy sanding is taking place—and your neighbors will definitely know we are there!

How Long Does It Take?

For a standard 3-bedroom home (approx 80-100m2), the process typically takes 3 to 4 days from start to finish. This allows for proper drying times between coats and ensures we don’t rush the critical preparation stages.
